Sherman Park suffers from an issue that can be seen across the country. The rent prices are similar to other, higher income, parts of Milwaukee, but the income is dramatically lower. It is easier to split the rent between more people, so the density tends to be higher as well. So while the population is high in these areas, so are the vacancies and rent. The neighborhood has many vacant homes and lots, which some see as a problem, but could be considered an opportunity. These vacant properties tend to occur in groups, giving an opportunity to use them together.
